Two easy steps to help your HVAC system

Here’s a quick two-step task for your list of routine home maintenance chores.

When the monthly utility bill arrives, check your condensate pan and the filter in your heating, ventilation and air-conditioning system. These need to be done every month or so; the bill is a good reminder. 

• If the filter is dirty, wash or replace it. Filters are very inexpensive compared to the damage they cause if you let them clog the system and slow the heating and cooling functions.

• The condensate pan also is worth a brief inspection; clogs can cause all sorts of problems.

Actually there are two pans. The primary pan is permanently attached to the air handler and to an auxiliary or overflow pan, which is easier to reach. (The permanent pan really is permanent. You will need to call an HVAC tech to work on it.)

If your drip (secondary) pan is full or overflowing, a clog in the drain line may be causing problems. The overflow often spills over to the floor, adding to your clean-up duties.

Bacteria, algae, mildew buildup or mold often cause clogs. Eventually the HVAC system will stop working correctly.

You can prevent or minimize the clogging by pouring a cup of vinegar down the line every month.

If you have a maintenance contract, both the filter and the drain pan are high on the technician’s list of areas to check.
